The headline investment figure is only part of the picture. Government fees are modest relative to the qualifying asset:

Real estate investors may obtain a Golden Visa if they own one or more properties with a total value of at least AED 2,000,000, proven by a letter from the land department of the relevant emirate.
Off-plan properties from approved developers also qualify, provided the total value meets the threshold, and multiple properties may be combined to reach the AED 2,000,000 minimum.
The 2026 documentation regime is stricter than the price floor suggests.
Applicants must now provide a 6-month bank statement and use an AI-verified valuation certificate from the Dubai Land Department.
Mortgaged property qualifies, but
mortgaged and off-plan properties continue to qualify provided total purchase value hits the AED 2 million mark and the lending bank issues a no-objection certificate.
One trap our advisers flag repeatedly: the qualifying value is the title-deed purchase price, not current market value.
This is based on the purchase price on the title deed, not the current market value — so a villa bought for AED 2.1 million now worth AED 2.8 million qualifies on AED 2.1 million, which is above the threshold.
If you sell, the asset must be replaced:
if you sell the property that qualified you for the visa, you must either replace it with another property of equal value or your visa will be cancelled upon renewal.
The 2025–2026 expansion widened the talent net considerably.
Changes announced on 23 April 2026 added nurses, teachers, e-sports professionals, digital creators and Waqf donors, while skilled professionals in data science, AI, healthcare and clean-energy engineering can now qualify with approved credentials and a minimum monthly salary of AED 30,000.
For creative professionals,
the 10-year Golden Visa is available to social media influencers, filmmakers, photographers, writers and podcasters through Creators HQ, an initiative launched by Dubai to attract content creators from around the world.

scientists, creatives, athletes and humanitarian workers must first be nominated by the relevant UAE authority, such as the UAE Council for Scientists, the Ministry of Culture, or the General Sports Authority.
Almost — but precision matters, and conflating personal and corporate tax is the most common error we correct. The UAE levies 0% personal income tax on salary and personal investment income. The corporate layer is where nuance lives:
the UAE Corporate Tax Law introduced a 9% tax on taxable income above AED 375,000.
Free zone structuring can preserve a 0% effective rate, but it is conditional.

freelancers and sole proprietors come under UAE Corporate Tax only when turnover from UAE business activities exceeds AED 1 million in a calendar year, while salary income, personal investments and eligible personal real-estate income are excluded.
